Main Problems

  • Richly detailed, heritage house built in the 1920’s meaning the home couldn’t be changed on the exterior, torn down and specific applications must be made for future improvements.
  • Previously used as a home and business.
  • Challenging downtown area and beside apartment buildings made it a difficult location to market.

Our Solution

  • The home itself was amazing—too many details to describe! And that is exactly how we marketed it, so that we could get people in the door to see it and fall in love.
  • Because the home was previously a business we knew that there would be 2 potential buyers, either for personal use or personal with intent to one day convert to a business.
  • We priced the home perfectly to ensure that it wasn’t too high for regular buyers to allow for improvements and for investors to look at future potential.
  • In the end a buyer purchased to reside in with the intent to once day run a business in her home.

  • Located on a strata lot with exposure to the main entrance of the entire area.
  • The seller had over decorated the home so wanted to recoup what investment which made pricing difficult to negotiate.

Our Solution

  • Robust marketing plan.
  • Drove out to meet all potential buyers and showed them the home.
  • Suggested to the seller they could add some privacy hedging to give the feel of a private yard.
  • Inquired on how potential RV parking could be available to the home based on District guidelines and strata restrictions as several buyers had RV’s.
  • This was the highest priced home in the strata and we were able to generate a full price offer.

  • In the ALR and Agassiz so the acreage couldn’t be subdivided for additional homes – also it wasn’t suitable as a hobby farm as had no larger outbuildings for animals so was an estate type home on a huge acreage.
  • The price that the owner wanted would make it a record sale for Agassiz for a residential property.

Our Solution

  • Marketing plan highlighting the great features of the home such as the finishing, geothermal heating and the gorgeous views of the surrounding mountains.
  • Used drone videos, professional photos and brochures to market to out of the area buyers in Vancouver, Langley and Abbotsford etc. (Local people thought the price was way too high so we knew no one from the area would buy.)
  • A Langley buyer is the one who ended up buying it and loves the property.
